Though built-ins are typically more expensive than a standalone grill, they are a hub for outdoor entertainment. For homeowners who enjoy grilling in the shade, or those who live in climates where it sometimes rains in the summer, covered barbecues may be the way to go. Pergolas, canopies, and awnings are all popular options for providing cover. Outdoor kitchens are the most comprehensive grilling setup. With countertop space, a sink, and the barbecue all within reach, all the prep work for your cookout can be done outside, right next to the grill.

Once you’ve chosen the best barbecue for your backyard, it’s time to start designing around it. The right combination of seating will add the social touch to your barbecuing setup. Bench seating is a popular option for barbecuing on the deck, while tables and chairs out in the backyard lawn create more of a picnic-style feel. Installing a fire pit will bring an added element to you outdoor entertaining, helping to make the transition from an afternoon or evening barbecue into a night spent under the stars. Experiment with different fire pit styles to match the surrounding elements of your backyard. Calculated Risk

The economic research blog called “Calculated Risk” just completed a fascinating study on home prices.

Specifically, they looked at the correlation between home price growth and inventory.

They used price data from the Case-Shiller Home Price Index and inventory data from the National Association of Realtors.

No surprise, they found that the lower the inventory the higher the home price growth.  Also no surprise, as inventory goes up, price growth slows down.

This all correlates with simple economic rules of supply and demand.

The interesting part of their research is this:  at a certain level of inventory, prices have the potential to go down.

That level, according to their research, is six months of inventory.

That means, prices don’t have a chance of decreasing in a market until there is at least 6 months of inventory available for sale.

To put that in perspective, today there is two weeks of inventory on the market along the Front Range.

So, there would need to be 12 times the amount of homes for sale on the market for prices to even have a chance to go down.

Future of Work

Future of Work

Ed McMahon is the Senior Fellow for Sustainable Development at the Urban Land Institute and a leading expert on the future of housing and development in the United States.

He sees that Colorado is positioned to massively benefit from the work from home shift taking place across the Country.

Ed cited that only 1 in 10 companies expect employees to come back to the office to work full time.  The believes the future of work is a hybrid model where most employees are mixing their work hours between the company office and their home office.

What does this mean for housing demand? Smaller cities (like Denver), suburbs and high-amenity small towns will benefit.

He sees that those places with a high quality of life will benefit the most. Bottom line, if people are untethered from their corporate office and can live anywhere, they will choose to live in places that are nice to live.

Colorado is certainly high on the list of high-amenity and high-quality places.

So, the new work from home dynamic is another reason to be bullish on the future of Colorado real estate.

7 Ideas for Creating a Beautiful Yard

Spring is in the air and homeowners everywhere are preparing for a season of tending to their yards. Whether you’re looking to tackle a complete makeover, boost your home’s curb appeal, or simply make a few DIY upgrades, these ideas will help you make the most of your home’s landscaping.

1. Remodel Your Patio

Think about how your patio will be used before choosing materials. For example, if you plan on using it as a dining area, an uneven material like cobblestone may not be the best choice. Design your new patio pattern, including gaps between pavers for loose materials, before getting started.

2. Upgrade Your Deck

Decks can often be the focal point of a backyard. A few upgrades can easily transform the look and feel of the space. If you are building a new deck, take your local climate into account when deciding on materials. To upgrade your existing deck, create a seating area using chairs or a bench and decorate the area with plants to make it feel more welcoming. 3. Start a Vegetable Garden

Research your local climate to determine which vegetables you should grow and what kind of yield you can expect. To protect your garden from weeds, insert a barrier in the bottom of the beds.

 4. Edge Your Walkways

Nothing catches the eye in the garden like clean, crisp edging. Edging comes in a variety of materials, from plastic to more durable options like aluminum or steel. Before you install the edging, use a lawn edger or spade to make the cuts and shape the pattern. Tap the edging it into the ground with a mallet to solidify it into the ground and to protect it from animals.

 5. Add Landscape Lighting

A beautiful backyard deserves to be enjoyed around the clock. Landscaping lighting can extend those days spent in the yard well into the nighttime. There is an array of landscaping lighting options to choose from, including spotlights, floodlights, in-ground lighting, outdoor post lights, and more. Choose the one that best highlights the features of your yard.

 6. Install a Fire Pit

Fire pits help to tie a backyard together. The style of your fire pit should match other features in your backyard to bring cohesiveness to the space. Traditional fire pits are usually accompanied by circular seating, while more modern options like fire troughs provide a centerpiece to take in surrounding views. Wood fire pits provide a classic, crackling environment, gas pits burn cleaner than wood and come with an on-off switch, while gel-powered fire pits create a smaller frame and are typically used for accent lighting.

 7. Add Garden Containers

Garden containers of all shapes and sizes can be very useful in the yard, especially for homeowners with limited garden space. By adding pots, wooden boxes, or bowls to your yard, you’ll provide a flexible home for a variety of plant life. Just make sure each container has proper drainage holes. If not, you’ll need to make the holes yourself, or you can opt for self-watering pots.

New Rate Prediction

Windermere’s Chief Economist, Matthew Gardner has made his new mortgage interest rate prediction for 2021.

You can see his breakdown of interest rates and other economic factors by clicking on the image below and watching his newest video.

By the end of the year he predicts rates will rise to 3.63%.  By the end of the 3rd quarter, he sees rates at 3.48%.

This would be a 0.5% increase by year-end compared to today.

What this would mean for home buyers is a 5% higher monthly payment compared to today.

Home for Sale

Typically, in the Front Range Market, the number of new listings will exceed the number of closings on a monthly basis.

Meaning, the amount of properties that hit the market in a given month will be higher than the amount of properties that sell in that month.

It is normal to have the ‘inflow’ exceed the ‘outflow’ because some properties never sell for a variety of reasons.

As a result, the market remains stocked with inventory.

Starting about 5 years ago, we saw months where the number of new listings was roughly the same as the number of closings.

Then, in late 2020, these numbers inverted.  Closings started to exceed new listings.

This culminated in December 2020 when we saw the most drastic difference we have ever seen.

Here are the specific numbers for December:

  • Larimer County = 267 New Listings / 426 Closings
  • Weld County = 293 New Listings / 530 Closings
  • Metro Denver = 3028 New Listings / 4807 Closings

What this means is the market needs new listings.  This also means that your home is likely worth more than you might think.  If you want to see your home’s current value, even if you aren’t thinking of selling soon, we would be happy to show you.
